Summary Explanation/Background:

The developer of the Archi One project, Archi Group, LLC is proposing to install a mural as public art on the north and west walls of the proposed building at the southeast corner of North Federal Highway and NE 2 Street. Archi One is a 99-dwelling unit project with one 7-story building that received site plan approval in April 2024 and is currently in building permit review. The portion of the Public Art mural that is on the west wall faces the North Federal Highway public right-of-way, and thus allows the developer to exercise the Density Bonus option in order to achieve additional density, pursuant to Table 155.3709.E.3: Density Bonus Options, of the Zoning Code. The Option requires all new non-residential, multi-family residential and mixed-use construction to provide public art using one or a combination of the following strategies:

1. A fee equal to 1% of the project’s construction costs or $250,000 whichever is less;

2. A piece of artwork valued at 1% of the project’s construction costs or a maximum of $250,000, whichever is less. The artist’s itemized budget totals $82,000, leaving a difference of $168,000 for the total of $250,000. The developer is responsible for the monetary difference prior to building permit approval. Last, Table 155.3709.E.3 states “Public Art shall be required to receive a recommendation by the Public Art Committee and approval from the City Commission.”  Please note that a presentation was made to the Public Art Committee on October 3, 2024, with a letter of recommendation received from the Committee following the presentation.
