Summary Explanation/Background:

The applicant is requesting to approve a rezoning of a property from Two-Family Residence (RD-1) & Planned Development - Infill (PD-I) to Planned Development - Infill (PD-I). The overall PD is approx. 7.2 net acres and consists of several parcels. The Mixed-Use Component of the PD is approx. 2.8 acres. All but one parcel of the Hidden Harbour development is already zoned PD-I, which was approved via Ord. No. 2020-26 on 01.28.2020. This rezoning request includes adding one parcel to the existing PD-I, located at 2351 NE 16th Street, which is currently zoned RD-1, in order to allow for a three story parking garage. This rezoning request also reduces the maximum building height (from 9 to 8 stories) and maximum density (from 323 to 300 units). No other substantive changes other than those listed are proposed. The Planning & Zoning Board unanimously recommended approval of the rezoning at their 01.26.2022 meeting.

 

At 1st reading (3/8/2022), staff and applicant acknowledged a typo in the PD-I Deviations Table regarding garage vehicle stacking. This has since been updated in the attached PD-I document.
