Summary:
This request is for a plat for a property located at 951 S.W. 12th Ave. (Andrews Ave.), which is located on the west side of S.W. 12th Ave. & on the south side of S.W. 9th St. (which is a private roadway). There are two folio numbers included in the subject property (494202000751 & 494202000754). The property is zoned I-1 and has an Industrial land use designation. The access will be on S.W. 12th Ave. The property currently has a 9496 sq. ft. office building (which will be demolished). The applicant intends to redevelop the property into an industrial logistics center with the plat being restricted to 100,000 sq. ft. of industrial use.

1) Must have Broward County Development Review Report prior to placement on Planning & Zoning Board Agenda.
2) Must submit a Title Certificate made out to the City, less than 6 months old. This must be submitted prior to placement on a City Commission agenda.
3) In note number 6 on Plat page 2 of 2, make the following changes that are underlined:
“All facilities for distribution of electricity, telephone, and cable and similar utilities shall be installed underground.”
4) Applicant must be aware that structures cannot encroach onto an easement. Easements that are in place through separate instruments and appear to be in conflict with future structures must be abandoned. City atlas maps show an FPL Easement within the area of a future structure shown on the conceptual site plan.
5) Provide cross access easement for adjacent northern property to allow access to properties to the west.
6) There is a water & sewer line near the northern property line. Therefore, prior to placement on P&Z agenda, a letter from the Utilities Dept. will be required stating conditions that are warranted for this plat to move forward. This may include the privatization of the utility lines.
7) The Access Easement near the northern boarder may have to also be identified as a Utility Easement depending on the Utility Dept.’s requirements.
8) Applicant has dedicated the 3-ft wide strip of r. of-w necessary for the 106 ft. width required for that portion of Andrews Ave.

Upon reviewing the Pompano Logistics Center Plat, I would like to propose two edits to ensure clarity and accuracy in our records.
1.The 40-foot easement on the north side of the property, currently marked as an Ingress/Egress easement, also serves as a utility easement as per the Easement Deed ORB 6837 P 496 (see attached, page 2). To prevent any confusion, the notation on the Plat should be updated to reflect "Ingress/Egress and Utility Easement."
2.The City Right of Way map #27 indicates an FPL easement near the south side of the property. Could you please confirm if this easement is still active? If it has been abandoned, the Plat should accurately represent this change and include a reference to the document that formalized the abandonment.
