ZONING
Lauren Gratzer | lauren.gratzer@copbfl.com
Pending Resubmittal
1. Info only: this submittal is being reviewed as a Minor Site Plan.
2. Comment not addressed: Provide a clean and comprehensive site plan. Remove the scope of work lines to show the entire site as one approval, as discussed at the last DRC meeting.
3. Comment not addressed, the civil plans need to show all curbing as a solid line on both the north and south side of the plan. “Show the curbing on the civil pavement parking plan as solid lines, per the previously approved plan. The plan submitted shows the rest of the property with dotted lines. Revise.”
4. Comment not addressed, a curb is not called out on the site plan, where is says “ex. Edge of pavement” along the east and west sides of the eastern most drive aisle. Include a curb behind the new CNG equipment compound. “Provide a curb along the green area measuring 38.2’ in the northeast section of the property where the edge of pavement is called out.”
5. Sheet C-102 shows signage and poles located above the required screening of the CNG equipment compound. All aspects of this area shall be screened from view. Revise to be fully screened.
6. Sheet LP-2.01 has landscape sections with incorrect directional information. For example, Section G-G should be called out as the east PL, not west and E-E should call out the west PL, not the north. Revise and review all sections on this page to confirm the correct information.
7. There shall be no fuel pumps, bollards, pole signs, or other structures located within the required green landscaped area. There are conflicts in the landscape islands in the middle of the property, east of the warehouse building (4 spaces, then 4 spaces).
8. Condition: The site plan approval is limited to outdoor storage space as accessory to the overall use (Truck Terminal/Heavy Truck Repair). The site is limited to the 4,214 SF of striped outdoor storage as shown on the site plan. Any additional outdoor storage found on site will be subject to code enforcement.
9. Condition: Chain link fences are prohibited along arterial and collector streets (155.5302.G). The existing chain-link fence along MLK Blvd, NW 24th Ave, and NW 26th Ave shall not be replaced or updated unless revised to a fence material other than chain-link in order to be brought into Code compliance.
10. Condition: Any future substantial updates to the existing buildings shall include building base plantings in accordance with Code Section 155.5203.E.Building Base Plantings and VUA plantings in accordance with Code Section 155.5203.D.5 VUA Landscaping.
