ZONING

Lauren Gratzer | lauren.gratzer@copbfl.com

Resubmittal Required

1.                     This project is being reviewed as a minor site plan.

2.                     Previous comment not addressed:

A site plan is required to provide site data for the entire site and illustrate the full conditions of the site. We do not approve portions of a site to be developed without acknowledging the conditions of the remaining site. Provide a full site plan for the entire site (both the proposed parking lot, the existing senior center, and the open space west of the building on one site plan) with the accurate site square footage numbers and the corresponding zoning district calculations for total site pervious area, lot coverage, VUA, etc. The last approved site plan shows the total site has a parcel area of 243,602 SF, not 233,455 SF as stated on sheet 004 Site Plan. The building footprint number on sheet 004 also does not match the previously approved site plan. None of the numbers provided on sheet 004 appear to correlate with the previous approval. Revise accordingly. The only numbers that should have changed from the previous approval are the pervious/impervious and the parking count.

Previous comment:

Provide an overall site plan for the entire site (not just this scope of work). This plan does not need to be detailed with dimensions but should include all updated calculations for the zoning district standards for the site as a whole (155.3304). For example, updated pervious area calcs of the site. The data table on the overall site plan should also include the setbacks, building lot coverage, height, and other standards of the property from the previous site plan approval, updated to include this proposal.
