Barbara R. Stein has requested to convey the property identified as Broward County Property Appraiser folio 484224070380 located at 1524 NE 28th Street, Pompano Beach, FL 33064 to the City in exchange for the release of one (1) Unsafe Structure lien, one (1) Code Enforcement lien and five (5) Nuisance Abatement liens which total $582,564.60 as of September 17, 2018 per the lien search included as backup for this item.
Ms. Stein purchased the property in 1998. After a fire on August 16, 2010 the property was rendered uninhabitable due to extensive damage. On November 23, 2012 the Unsafe Structures and Housing Appeals Board issued an order for the structure to be demolished. The property owner failed to proceed with the demolition of the structure. The structure was demolished by the City March 2013 with Building Permit 13-00001824. Since this time the lot has remained vacant and has incurred nuisance abatement liens for overgrown grass/weeds and an accumulation of litter/debris as shown in the pictures from the Broward County Property Appraiser website included as backup for this item.
The City’s database and recent inspections indicate this property is now in compliance. The property owner has executed a warranty deed, included as backup for this item, to convey the property to the City. Broward County Property Appraiser records indicate the property is currently valued at $22,100. All encumbrances recorded against the property have been resolved other than the City liens, which will be released after the City formally accepts the conveyance of the property.
The City intends to develop the vacant lot as affordable housing.
