Summary:
Turner Planning Solutions LLC, on behalf of CDH Planning LLC, requests approval of the
plat for a proposed eight (8) townhouse unit development to be constructed on a vacant site
located at NW 8 Avenue, consisting of 0.541 acre (Folio Nos. 4842-35-00-0470 and 4842-35-00-0500).
The site plan for eight (8) townhouse units was approved by the city and the Development
Order (23-12000011) was issued on June 25, 2024. Per the Development Order, a final plat
is required prior to permit approval. The proposed plat note restriction will read as follows:

1. The minimum of 50 feet width is required (25 feet to the centerline), and therefore it appears that a dedicated of approximately 2 feet of right-of-way will be necessary for a portion of the frontage along NW 8th Ave where the survey shows approximately 23 ft. from the center line.
2. All Right-of-Way dedications shall be reflected on Plat before placement on a City Commission agenda.
3. Must submit a Title Opinion less than 6 months old and must be addressed to the City.
4. Must submit County’s Development Review Report before going to P&Z.
5. All owners must sign the plat and a copy (can be electronic) must be sent to Maggie Barszewski, prior to placement on a City Commission agenda.
6. Please submit DRC Comment response to Maggie Barszewski via email prior to attempting to upload to P&Z.

It is recommended that the city ensure this overlooked portion of the ROW is appropriately dedicated to avoiding any future complications.

This P&Z application is able to meet all of the Fire Department requirements at this time for PLAT APPROVAL ONLY. Site plan approval will be required, maintaining all proper fire department access and water supply requirements as per chapter 18 of NFPA 1 as amended from time to time.

1. There appears to be second story balcony overhangs proposed encroaching into required foundation planting areas and superior landscape design. Correct, clarify, adjust species palm discussion. Please verify site is meeting the 50% reduction per 155.5203.D.5 VUA Landscaping are being met. Provide a minimum of 12’ of landscape areas between a vehicular use area and an abutting building. Provide what is required vs. what is going to be proposed as to a superior landscape design.
Provide landscape plans in accordance with 155.5203, 155.3204, 155.3501, and/or 155.3709 as applicable for the site.
PLEASE NOTE: Applications that require resubmission to the DRC have 45 days from the time of original DRC meeting in which to resubmit. Applications that fail to be resubmitted before the completion of these 45 days, or fail to receive a time extension from the Development Services Director, shall be considered withdrawn (§155.2304.B).
