Summary:                     

This request is for a plat for an approximate 7-acre property located at 951 S.W. 12th Ave. (Andrews Ave.), which is located on the west side of S.W. 12th Ave. & on the south side of S.W. 9th St. (which is a private roadway). There are two folio numbers included in the subject property (494202000751 & 494202000754).  The property is zoned I-1 and has an Industrial land use designation. There is one access on S.W. 12th Ave. and 2 points of access from the private road, SW 9th St. The property currently has a 9496 sq. ft. office/warehouse building. The applicant intends to redevelop the property constructing two new 1-story structures. The plat being restricted to 25,000 sq. ft. of industrial use and 4,000 sq. ft. of office sq. ft.

1) Must submit a Title Certificate made out to the City, less than 6 months old. This must be submitted prior to placement on a City Commission agenda.

2) There is a water & sewer line near the northern property line. Therefore, prior to further review, a letter from the Utilities Dept. will be required stating conditions that are warranted for this plat to move forward. This may include the privatization of the utility lines.

3) The Access Easement (private roadway) near the northern boarder may have to also require a Utility Easement depending on the Utility Dept.’s requirements.

4) There are discrepancies between the square footages mentioned in the narrative and that shown in the conceptual Site Plan.  Please make them consistent.

5) Must have Broward County Development Review Report prior to placement on Planning & Zoning Board Agenda.
