Summary:                     

The applicant is requesting MAJOR SITE PLAN approval in order to modify the site plan by adding a new 16,000 sq ft. enclosed structure on the southern/southwestern section of the Property to be utilized as a Class I (MSW) transfer station (the “Project”). Applicant is also proposing new parking, landscaping, and drainage in the affected areas of the Property. Applicant is also improving landscaping in various areas of the overall Site.

 

The property is 303,257.00 sq. ft. (6.96 acres), located on the west side of NW 22nd Avenue, north of NW 16th Street and south of NW 17 Street within the City of Pompano Beach. The proposed use listed in the narrative suggest that this is an indoor/outdoor Waste-Related Service (approximately 31,000 square feet enclosed indoors and 39,000 square feet under canopy) which is a permitted use in this land use category. 2.                     The property is platted, "Pompano Manor" (Plat Book 22, Page 14). The plat does not contain any restrictions or limitations related to this development. (Info Only).

1.                     Provide/verify required Type C Perimeter Buffers on East, South, and West sides as per 155.5203.F.3. and provide a cross section detail. Cross section detail to show tree and shrub locations/layout.

2.                     Bubble all areas where work is proposed so staff can perform an accurate review.

3.                     Relocate proposed lightpoles out of the landscape islands south of the new proposed building; in addition show al lightpoles on the landscape plan with their radii. No exterior lighting fixtures shall be located in any landscaped planting areas required in and around vehicular uses areas in accordance with Section 155.5401.C, Vehicular Use Area Landscaping (e.g., perimeter landscaping strips, landscaped islands in parking bays, landscaped areas between parking bays, and landscaping between vehicular use areas and buildings).

4.                     Provide a Tree Disposition Summary Table. Provide Total count of hardwood trees and palms to remain, total count of specimen trees to be removed and their total appraised value, total count of non-specimen trees to be removed and their combined DBH inches, and total count of specimen trees to be removed and their total appraised value.

5.                     Provide a comment response sheet as to specifically how comments have been addressed at time of resubmittal.

ZONING

1.                     Per Section 155.5509, In all new development, as well as redevelopment that increases gross floor area by 50 percent or more, all overhead utilities located on the development site and/or along the public right-of-way fronting the development site shall be placed underground to the maximum extent practicable-provided that the Development Services Director shall waive this requirement where the relevant utility company demonstrates that undergrounding will be detrimental to the overall safety and/or reliability of the circuit. PLEASE NOTE: Applications that require resubmission to the DRC have 45 days from the time of original DRC meeting in which to resubmit.
