Summary:
The following is a summary of information on the subject property. Approval of Major Building Design was obtained on November 16, 2017 from the Architectural Appearance Committee in order to construct a self-storage development consisting of nine buildings and associated site improvements on a vacant site. The project consists of one (1) three-story, 94,500 sq. ft., air-conditioned self-storage facility with approximately 2,000 sq. ft. of office space and eight (8) single-story, non-air-conditioned, drive up style self-storage buildings totaling 86,518 sq. ft. The project also consists of customer loading areas, parking and landscape improvements. The total building footprint is 118,018 sq. ft. on a 315,630 sq. ft. (7.25 acre) site (37.39% lot coverage) A condition of the 2017 approval was that the sign structure must return to the Architectural Appearance Committee for review prior to the review and approval of building permits for any free-standing sign. The applicant is therefore requesting approval for one monument sign structure located to the west of the main entrance off of Martin Luther King Jr. Boulevard.

The property is located on the north side of Martin Luther King Jr. Boulevard. between Blount Road and NW 27th Avenue.

Pursuant to Section 155.2205, Code of Ordinances, the Architectural Appearance Committee may require such changes in plans and specifications as, in its judgment may be requisite and appropriate to ensure that the exterior appearance of buildings and structures enhances the aesthetic character of the surrounding development by complying with the architectural appearance standards of this Code and approved design guidelines.

Staff Conditions:

If approved by the Architectural Appearance Committee, staff recommends including the following conditions:

CONDITIONS:
1. Landscaping elements shall be provided around the base of all free-standing signs pursuant to Code Section 156.04.C.4. None of the following requirements shall create any non-conformities on the site. Landscape requirements include but are not limited to:
(a) Free-standing signs shall provide landscaping around the base of the sign. The landscaping shall consist of native vegetation and an irrigation plan. The dimensions of the landscaping shall extend at least three feet in all directions from the base of the sign. The landscaping's location shall not obscure the address of the building listed on the sign.
2. The approval of a Sign Code Compliance Permit must be obtained before or concurrently with a building permit for the monument sign.
