Summary:                     

This is a review of the proposed Crown Heights Gardens Plat located on the south side of NW 6th St. approximately 152 feet west of NW 3rd Ave. The plat includes .52 of an acre. The Plat is restricted to 20 multifamily residential units (Garden Apartments), 2,031 square feet of retail/commercial. The Plat will consist of one parcel labeled “Parcel A,” with a 30’ dedication parcel labeled RW (for right-of-way). Access will be from NW 6th St. The Land use for this parcel is DPTOC the Zoning is TO.  The Density is 36 units per acre and the applicant will be seeking an additional 4 units for Public Art Density Bonus.

1. The minimum of 60 feet width is required (30 feet to the centerline), and therefore the dedicated of 30’ of right-of-way is correct.  The survey must be corrected (it shows 25’ had been dedicated even though the Raysor’s Plat (109/33) and the property appraiser show 30’ was dedicated.

2. The survey also need a correction for the closure of the 10’ utility easement.

3. The Plat must show the 10’ Utility easement sited on the Raysor’s Edge Plat.

4. Must submit a Title Opinion less than 6 months old and must be addressed to the City.

5. The Conceptual Site Plan shows 19,717 sq. ft. for Parcel A, but this plat shows 19,710 sq. ft. Please correct one or the other whichever is accurate.

6. Must submit County’s Development Review Report before going to P&Z.

7. Prior to building permit approval, a School Capacity Availability Determination (SCAD) letter from the Broward County School Board must be provided to confirm that student capacity is available.

8. All owners must sign the plat and a copy (can be electronic) must be sent to Maggie Barszewski, prior to placement on a City Commission agenda.

9. Please submit DRC Comment response to Maggie Barszewski via email prior to attempting to upload to P&Z.

10. The NVAL must be amended in order to match the conceptual Site Plan access for the solid waste truck, unless applicant agrees to wheeling cans out to the right-of-way.
