Summary:                     

The applicant requests approval of a Master Sign Program for signage in an existing commercial development. The Master Sign Program aims to establish a legal foundation for any future signs. The site has an existing Free-Standing/Monument Sign, Tenant Wall signs, and Blade signs.

The property is located at the southwest corner of NE 49 Street and North Federal Highway.

Proposed tenant wall signs will be internally illuminated and powered by low-voltage power, installed on the designated tenant facade area. All tenant panels shall be made from 3/16” thick impact-resistant translucent #7328 white modified acrylic, with translucent graphics applied to the first surface. Tenants with a corporate-branded, regional-marketing, national letter/logo/font style shall use their chosen color theme for their tenant faces, subject to landlord approval, for logo, logo color, letter style, and letter style color. Tenant wall signs must be centered in the sign band area as indicated on elevation drawings within the red outlines, subject to landlord approval. All tenant wall signs shall be limited to 1 or 2 lines of copy signage. The designated (default) font is any font from the Helvetica family.

Pursuant to §155.2416, [Master Sign Program], all multi-tenant mixed-use or multi-tenant nonresidential developments that exceed 5,000 square feet and are located along a designated arterial or collector road(s) as defined by the Broward County Trafficways Plan are required to obtain Master Sign Program approval.  The Master Sign Program must be reviewed and approved by the Architectural Appearance Committee (AAC), prior to Zoning Compliance Permit approval.
