1. Land use for this 38,728 Sf. parcel is Commercial (C), the Zoning designation is General Business (B-3). The land use and zoning allow 60% lot coverage and 105 building height.
2. An additional 215 Sf. dedication was provided. The survey shows the area at the intersection of Federal Hwy and NE 14 Street.
3. The plat is restricted to 10,000 Sq. Ft. of commercial use. The proposed total 4,223 Sf. restaurant and drive through facility is well below the maximum allowed by the land use and zoning.
4. The plat shows no vehicular access from Federal Hwy, however, the site plan provided includes a one-way vehicular access at the southwest corner of the parcel. Please confirm if the parcel will have a vehicular access from Federal Hwy or not, and revise and coordinate all drawings as needed.
