Summary:
The applicant is requesting approval for a Master Sign Program for the Live! Industrial Parcel
Development within the Live! District. The subject property is located on the east side of Powerline Road (AKA: SW 26 Avenue), just west of the Tri-Rail train tracks, south of Racetrack Road (AKA: SW 3 Street), and north of the Cypress Bend community. The subject site generally occupies the eastern third of the Live! District.
In 2020, the City Commission approved Land Use Plan Amendment and a Rezoning application for the Planned Development establishing the Live! District Master Plan (Ordinance 2019-107, amended with Ordinance 2021-02). As part of the Planned Development, the applicant received approval from the City Commission to propose modified standards and distinct sign requirements for this development. The sign guidelines were adopted as an exhibit to the Master Plan by Ordinance (Ordinance 2022-58). A copy of the Ordinance has been included with this report for reference in the attachments. In addition, the Industrial parcel obtained approval from this Committee in November 2024, which included the location, dimensions, color and structure of the monument signs, address signs, and 16 directional signs. They are now seeking approval only for the tenant flat wall signs. As of today, phase one of the industrial warehouse site plan has been completed, which includes four warehouses and all perimeter landscaping. For your convenience, a copy of the previously approved plan has been attached for your review.
This Master Sign Program for the flat wall signage criteria allows each tenant to install one illuminated wall sign in the designated sign band, with corner tenants permitted up to two signs, limited to one per building elevation. Signage is limited to a maximum of 35% of the tenant’s building façade, with a maximum area of 250 square feet per sign, as further specified in the building elevation addenda. Signs may contain one or two lines of copy, with maximum logo and letter heights of 60 inches and 36 inches, respectively, depending on the configuration. Channel letter depth is limited to 3 to 5 inches, halo-lit channel letters to 2.5 to 4 inches, and face-lit or halo-lit channel letters to 5 inches. Sign content is limited to the business name and corporate logo. Approved materials include acrylic, vinyl, and aluminum, with the required fonts Helvetic Neue Bold/Regular and the colors specified in the sign criteria. This Master Sign Program is cohesive with the previously established Master Sign Program for the monuments, free-standing, and address signs.
