ZONING

Plan Reviewer: Pamela Stanton | pamela.stanton@copbfl.com

Status: Authorized with Conditions.

1.                     PREVIOUS COMMENT INSUFFICIENTLY ADDRESSED. PREVIOUS COMMENT: Remove the parking calculations from either SP-1 or SP-2. Once set of complete and correct parking calculations are needed, and will alleviate potential conflict in figures. WHILE THE “REQUIRED” AND “PROVIDED” FIGURES ARE SHOWN ON SP-1, THE CALCULATIONS WERE REMOVED FROM THAT SHEET. THE PREVIOUS COMMENT REQUESTS CALCULATIONS, NOT MERELY FINAL FIGURES FOR REQUIRED AND PROVIDED PARKING. REQUIRED PARKING FOR WAREHOUSE, DISTRIBUTION OR STORAGE IS 1 PER 750 SQ FT FOR THE FIRST 3,000 SQ FT OF FLOOR AREA, THEN 1 PER 2,500 SQ FT FOR ADDITIONAL FLOOR AREA.

2.                     The comment response narrative states that the concrete walk have been eliminated. However, the last submittal still shows concrete walkways on all sides of the building. Provide clarification for this comment response and which walks have been eliminated.

3.                     Identify the line that runs approximately 12 feet from the building along the east side of the building and a portion of the north and south sides of the building on various sheets, including SP-1, SP-2, A-1, C-1, etc.

4.                     The list of Sustainable Development Options under the General Notes on sheet SP-1 does not match the list on the comment response narrative (revised). Verify the selected Options and make revisions to the list as necessary.

5.                     For the Sustainable Development Options and Points, Efficient water heating is required to be either via solar water heater or tankless water heater. If applying this option, solar water heater will be disallowed as it is a duplication of the 10% solar panels that also appears on the project’s Sustainable Development Options and Points list.

6.                     ADVISORY COMMENT: To utilize the Efficient cooling Sustainable Development Option, all air conditioners must Energy Star qualified.
