Summary:
The applicant is requesting approval for a Master Sign Program for the retail plaza located at 110 North Ocean Boulevard. The plaza consists of a one-story building with ten commercial bays and a rooftop parking area. The ten commercial bays are located along the northbound side of Ocean Boulevard.
All tenants are limited to one illuminated sign per storefront. The tenant sign placement is subject to landlord approval and must comply with the guidelines defined in the Master Sign Program for this property.
The proposed Master Sign Program includes two types of signs:
• Type A: This is the Building Sign located on the west face of the solid volume extending from ground level to above the rooftop parking. The proposed sign is an internally illuminated blade sign measuring 42” height x 18” wide (5.25 square feet). The sign will have a vertical clearance of 10 feet above the walkway.
• Type B: All other signs will be channel letters installed on a raceway, 5” deep, installed on the unit façade’s designated sign area. Signs for individual bay units shall be limited to 1 square foot of sign per linear foot of store frontage. The logo on the sign will be included in the sign's square footage allowance.
Tenant’s Type B signs shall include a two-line text (sub-text). For the top-line text, the letter height must be 12 inches. For the secondary-line text, the sub-text line height shall be 8 inches, with a 2-inch space between the text lines. The tenants may use one of the following fonts: Schneidler BT, Exotc 350 Bd BT, Helvetica Bold, Pacifico, and Impact.
The site is located at the southeast corner of North Ocean Blvd. and NE 2 Street.
Pursuant to §155.2416, [Master Sign Program], all multi-tenant mixed-use or multi-tenant nonresidential developments that exceed 5,000 square feet and that are located along a designated arterial or collector road(s) as defined by the Broward County Trafficways Plan are required to obtain Master Sign Program approval. The Master Sign Program must be reviewed and approved by the Architectural Appearance Committee (AAC) before a Building Permit application for the sign installation can be approved.

Staff Conditions:
The Planning and Zoning Division has reviewed and evaluated the Master Sign Program submitted to the City of Pompano to determine its conformity with applicable City codes and requirements. If approved by the Architectural Appearance Committee, staff recommends including the following conditions:
1. The proposed projecting sign cannot extend or project closer than 18 inches to the North Ocean Blvd. (S.R. A1A) right-of-way, pursuant to Section 156.07(A)(2)(a)2.
2. The approval of a Sign Code Compliance Permit must be obtained before or concurrently with a building permit for each sign.
3. If a conflict is found between the Master Sign Program and Chapter 156, Sign Code, the more restrictive regulation or standard will govern.
