Status: Authorized With Conditions
Comment:
1. Delete P&Z Board and City Commission signature blocks replace with the “POMPANO BEACH DEVELOPMENT SERVICES DIRECTOR:” Block with “David Recor, ICMA-CM, Development Services Director” per revised application dated January 8, 2026.
2. Must submit a Title Opinion less than 6 months old and must be addressed to the City.
3. All Right-of-Way dedications shall be reflected on Plat before placement on a City Commission agenda.
4. The Plat restrictions are exactly the sq. footages listed in the site plan. It would be prudent to increase the restriction amounts to avoid any future need for a Plat amendment for de minimus additions.
5. A Plat Note must state: “All facilities for the distribution of electricity, telephone, cable television, and similar utilities, shall be placed underground.”
6. Submit a revised Narrative that pertains to the appropriate application, that being a Plat application, not a “Major Site Plan Review” Narrative. Focus on how you’ve addressed the Plat Review Standards.
7. Unity of Title will be required for Site Plan approval.
8. Must submit County’s Development Review Report before consideration of administrative approval.
9. This Plat must receive the residential entitlements prior to being approved. If the City’s Planning & Zoning Board approves the Site Plan, it can proceed as long as the County DRR has been issued.
10. All owners must sign the plat and a copy (can be electronic) must be sent to Maggie Barszewski, prior to consideration of administrative approval.
