Summary:                     

Paula West of PLANW3ST is submitting the 1377 MLK Plat.  The 3.19-acre property is located at the northeast intersection of North Andrews Avenue, Martin Luther King Boulevard, and the CSX tracks, within I-1 General Industrial Zoning District, with an Industrial Land Use designation. The applicant intends to redevelop the property into an outdoor display lot with 15,000 sq. ft. of building area. The Plat is proposed to be restricted to 15,000 square feet.  The conceptual Site Plan submitted shows the facility will include 15,000 square feet.

3) The Owner & Surveyor must sign the mylar prior to any approval.

5) The applicant should increase the Plat restriction for square feet to avoid any future amendments for minor square-footage adjustments that may be necessary.

This P&Z application is able to meet all of the Fire Department requirements at this time for PLAT APPROVAL ONLY. Site plan approval will be required, maintaining all proper fire department access and water supply requirements as per chapter 18 of NFPA 1 as amended from time to time.

Land use for this 139,358 Sf. (3.199 acres) parcel is Industrial (I), the Zoning designation is General Industrial (I-1). The land use and zoning allow 65% lot coverage and 45 feet maximum building height.

The plat is restricted to 15.000 Sf of Industrial use.

The plat includes on vehicular access from Hammondville Road (Martin Luther King Blvd)

PLEASE NOTE: Applications that require resubmission to the DRC have 45 days from the time of original DRC meeting in which to resubmit.
