Summary:

The applicant is seeking approval for a Master Sign Program for the commercial plaza located at 2300 East Atlantic Blvd.

The purpose of a Master Sign Program is to establish standards for building signage, including size and placement, colors, fonts, and construction and mounting. The elevation drawings depict specific letter heights for one-line and two-line signs, but conflict with the narrative, which lists a maximum and minimum range of letter heights. The specifications sheet includes default colors for ground-floor and upper-floor tenants, but the narrative states that ground-floor tenants may use face colors other than the default selections and that tenants are encouraged to be creative with sign colors and styles. A similar freedom of expression appears in the narrative regarding font type, allowing tenants to choose their own font, with ARQUITECTA as the default if they do not have a preference. It is anticipated that the applicant’s agent may present a more concrete set of standards at the AAC hearing for incorporation into a revised Master Sign Program as a Condition of Approval.

Free-standing sign standards are not included in this Master Sign Program as the property does not have this type of signage.

The property is located on the south side of East Atlantic Blvd and east of Federal Hwy.

Pursuant to §155.2416 of the Pompano Beach Code of Ordinances, multi-tenant developments exceeding 5,000 square feet and located along designated arterial or collector roads are required to obtain Master Sign Program approval from the Architectural Appearance Committee (AAC) prior to obtaining a Zoning Compliance Permit.

Staff Conditions:

The Planning and Zoning Division has reviewed and evaluated the Master Sign Program submitted to the City of Pompano to determine its conformity with applicable City Codes and requirements. If approved by the Architectural Appearance Committee, staff recommends including the following conditions:

1.                     Any changes or variations that deviate from the approved Master Sign Program must be incorporated into the Master Sign Program and approved by the AAC.

2.                     The approval of a Sign Code Compliance Permit must be obtained before or concurrently with a building permit for each sign.

3.                     If an inconsistency or conflict is found between the Master Sign Program and Chapter 156, Sign Code, the more restrictive requirement applies.
