Summary Explanation/Background:

The Applicant, the Cornerstone Group and the owners of the property, Paola Florida, LLC, and the City of Pompano Beach, is requesting a plat approval for the subject property located to the west of Dixie Highway, between NW 6th Street & NW 8th Court. The site area includes 6.87 acres and is currently vacant. The proposed plat will restrict the property to a maximum of 44 Garden units, 77 Midrise Units and 10,000 square feet of commercial use that is restricted to Parcels B and D only. Parcel E is simply the right of way dedication Parcel for NW 8th Court and NW 3rd Avenue. A Site Plan was approved for this project by the Planning & Zoning Board on January 27, 2021 (see Attachment I of Staff Report Development Order 20-12000028). The Applicant also received approval for 100 Flex units on October 22, 2019 (see attachment II of Staff Report Resolution No. 2020-43). Also, to clean up a small piece of remnant right-of-way, the Applicant has submitted an application that is scheduled for the April Planning & Zoning Board. A condition was recommended by that Board that this vacation be approved by the City Commission prior to Plat recordation.  This proposed plat was unanimously recommended for approval at the February 24, 2021 Planning & Zoning meeting, with three conditions required prior to City Commission placement and have been met (see attached Minutes and P&Z Memo). A final condition regarded the requirement of the Right-of-Way remnant abandonment to be completed prior to the Plat recordation. Staff recommends approval of this Plat with this one condition.
