Summary Explanation/Background:

The agent Andrea Harper of Keith, Inc. is representing the owner of the property, Mount Vernon Property Holdings, LLC. They are requesting a plat approval for a .86 acre property located on the southeast corner of North Ocean Blvd. and NE 16th Street. The proposed plat includes the development of a 19-story mixed use building with 28 residential units and ground floor commercial. On July of 2019, the City Commission approved the PD-I Zoning, and a Site Plan consistent with the PD-I Master Plan was reviewed at the January 19, 2022 DRC Hearing. The Plat is restricted to “28 high-rise units and 4,000 square feet of commercial use. No more than 50 percent of the floor area will be used for commercial use.” The Review standards in Part 7 (Lots) of Article 5 in the Code have been met. This proposed plat was recommended for approval at the January 26, 2022 P&Z meeting with a 5 to 1 vote, with two conditions required prior to City Commission placement (see attached Minutes and P&Z Memo 22-002). The two conditions have been met.
