Summary Explanation/Background:
The applicants, Paola Florida, LLC and WTLG, LLC and the City of Pompano Beach are jointly proposing a mixed income, mixed use project on the vacant, 6.87 acre property located west of Dixie Highway, north and south of NW 8th Street. Flexibility Units are being allocated to this project in two ways. The first is to allow residential development on a property with a Land Use designation of Commercial (69 flex units requested). The second is to allow an increase in density for property with a Residential Land Use designation (LM-10 portion has 13 flex units requested). The LM-10 parcel has 21 units by right. Should this request be approved, a total of 121 units would be allowed to be constructed on the property, 21 units by right and 100 flex units. The applicant has submitted conceptual site plans (attached to the flex resolution). Consistent with Section 154.61(E) of the City’s Code, and with the CRA’s objectives for this public-private project, the project will include a mix of affordable and market rate housing units along with some ground floor commercial space. The Planning and Zoning Board unanimously recommended approval of this project on September 25, 2019.
