Summary:
The applicant is requesting MINOR SITE PLAN and MAJOR BUILDING DESIGN approval in order to construct a new 21,492 SF retail building in the rear of an existing development.

Status summary: This is only the third submittal to the City since the original application date of two years ago (August 2022). Staff has provided guidance for the applicant to obtain site plan approval, however, limited correspondence and coordination from the applicant has delayed the approval of this project. Staff urges the applicant to promptly address the below code requirements in order to obtain site plan approval and move on to the permitting process. The approved Major Administrative Adjustment (PZ 24-165000001) will expire on March 27, 2026 unless the application is properly vested with an approved building permit OR a valid Development Order extension is obtained. Additionally, once this site plan application is approved, an approved permit must be obtained within two years in order to vest its approval.
