The applicant is requesting to rezone the property at 1201 NW 31st Avenue from General Business (B-3) and a small portion of Heavy Business (B-4) to Industrial (I-1). The Applicant is concurrently processing a change to the Land Use Plan to change the land use designation from Commercial to Industrial. In determining whether to adopt or deny a proposed Zoning Map Amendment, the City shall consider the extent to which the proposed amendment is consistent with the Future Land Use Category and any applicable goals, objectives and policies of the Comprehensive Plan. Staff finds the request is not compatible with the goals, objective and policies in the Comprehensive Plan and the Planning and Zoning Board recommended denial of the rezoning on November 16, 2022.
