Summary:
The applicant is requesting MINOR SITE PLAN approval to develop a new 5,106 sq. ft. industrial building and related site and landscape modifications. The property is 77,925 sq. ft. (1.78 acres) and is located North of Martin Luther King Boulevard, East of Northwest 24th Avenue, within the City of Pompano Beach.

1. Land use for this parcel is Industrial (I) and Commercial (C). Development and use activity is proposed on the Industrial portion of the site, which permits the proposed activity.
2. Based on Broward County's Administrative Rules Document Broward Next (4.3) regarding platting exemption, replatting would not be required for the proposed non-residential development as the property is less than 10 acres in size and the plat was recorded prior to June 4, 1953.
3. Broward County Trafficways Plan requires a minimum of 80 feet on Martin Luther King Jr Drive; the survey indicates that there is 50 feet to the center line of the road & thus no additional dedications are required. 30 feet has generally been dedicated for NW 24th Ave, however a portion of this is limited to 25 feet due to the presence of a structure. At the time or redevelopment or substantial improvement, modifications to the building to permit the dedication will be required.
4. The city has sufficient water and wastewater treatment capacity to accommodate the proposal.
