Summary Explanation/Background:

The agent, Paola West of PlanW3st, LLC, representing the owners of the property, Celu Developments, LLC, is requesting approval of the Wilferz Plat for property located on the north side of McNab Road, west of the CSX rail corridor. The site area is 1.3 acres. The proposed plat will restrict the property to a maximum of 35,000 square feet of Industrial use. The subject property is currently vacant. There were two Easement Instruments that needed to be amended for this request (which are attached). The property is zoned General Industrial (I-1) and has a land use designation of Industrial (I). A conceptual site plan was submitted with this request. The Planning & Zoning Board unanimously recommend approval of this Plat at the October 26, 2022 meeting with two conditions that have been met.
