Summary Explanation/Background:

This request is for a proposed plat and is restricted to a maximum building of 1,000,000 sq. ft. of industrial use.  The site area is approximately 48.795 acres.   It is generally located on the south side of NE 48th Street between N Dixie Highway and NE 14th Avenue. The owner of the property, IPT Dixie Highway Industrial Park DC, LLC. desires to plat the property in order to develop four industrial buildings totaling 822,158 sq. ft  This vacant property is currently zoned I-1 (General Industrial) and has an Industrial Land Use designation. A Site Plan for this development was approved at the January 24, 2018 Planning & Zoning Board hearing (see attached D.O. No. 17-12000041). This Plat was unanimously recommended for approval (see attached Minutes) at the March 28th P&Z meeting, with 3 conditions to be met prior to Commission placement (see attached P&Z Memo 17-042).  All conditions have been met (see attached signed plat and a copy of the County DRR recommendations).
