Summary Explanation/Background:

The property owner, 1THREE453 LLC, has requested to amend the plat note on the Flower's Distribution Plat (to amend the square-footage restrictions of use, allow for a caretaker's unit and extend the Findings of Adequacy). The applicant received site plan approval on March 23, 2016 to expand the existing, adjacent Pompano Pet Lodge facility onto this property located at 930 NW 31st Avenue; and therefore requests to change the plat note. The existing note currently reads “This plat is restricted to 9,475 square feet of commercial use (no restaurants) and 28,000 square feet of warehouse use. Commercial/retail uses are not permitted within the warehouse use without the approval of the Board of County Commissioners who shall review and address these uses for increased impacts.”  The proposed note would read, “35,000 square feet of Industrial/Showroom use and one Duplex (2 units). No more than 30% ancillary office/commercial use is permitted per bay or single tenant building." Per the plat, the site contains 125,049 square feet (2.8707 acres). Staff has no objections to the change.
