Summary:
Turner Planning Solutions LLC, on behalf of CDH Planning LLC, requests approval of the
plat for a proposed eight (8) townhouse unit development to be constructed on a vacant site
located at NW 8 Avenue, consisting of 0.541 acre (Folio Nos. 4842-35-00-0470 and 4842-35-00-0500).

The site plan for eight (8) townhouse units was approved by the city and the Development
Order (23-12000011) was issued on June 25, 2024. Per the Development Order, a final plat
is required prior to permit approval. The proposed plat note restriction will read as follows:
This plat is restricted to 8 townhouse units.

Comment:
1. The minimum of 50 feet width is required (25 feet to the centerline), and therefore it appears that a dedicated of approximately 2 feet of right-of-way will be necessary for a portion of the frontage along NW 8th Ave where the survey shows approximately 23 ft. from the center line.
2. All Right-of-Way dedications shall be reflected on Plat before placement on a City Commission agenda.
3. Must submit a Title Opinion less than 6 months old and must be addressed to the City.
