Summary Explanation/Background:

This  is  a  request  to  consider  limiting  to  50  units  the  maximum  number  of  flex / redevelopment  units  any individual project can be granted if they are located in an area eligible for the use of Broward County density bonus policies 2.16.3 or 2.16.4 which  create  additional  residential  entitlements in  a  residential  or  commercial land use category in exchange for a modest commitment to provide affordable housing for a period of 30-years. The adoption of this policy will increase the number of projects served by the City’s pool of flex / redevelopment units while encouraging the development of mixed-income housing in accordance with the recently adopted mixed-income housing Ordinance #2022-36. This policy can be waived at the City Commission’s discretion at a duly noticed public hearing.  Any project choosing to use policy 2.16.3 will request flex units through the site plan approval process with approval by the Planning and Zoning Board. The Economic Development Council (EDC) recommended adoption of this policy at their meeting on June 28, 2022.
