Summary Explanation/Background:
The property owner, Preferred Development Pompano, LLC, is requesting a plat approval for a subject property that includes 3 separate parcels, labeled Parcels ‘A’, ‘B’, & ‘C’. The site area is approximately 2.52 acres and is currently vacant. The property was never platted. This request is for a new plat that will restrict the property to a maximum building of 25,000 square feet of industrial use for parcel A, 110,000 square feet of self-storage uses on Parcel B and open space on Parcel C. This proposed plat is generally located to the west of Interstate 95, east of Andrews Avenue and south of Atlantic Boulevard. This property is currently zoned General Industrial (I). The Plat was unanimously recommended for approval at the September 26, 2018 P&Z meeting, with three conditions required prior to City Commission placement and one to be completed prior to Certificate of Occupancy (see attached Draft Minutes and P&Z Memo 18-034). The three conditions required prior to placement have been met.
