Summary:
The applicant is requesting Major Building Design approval to construct a one-story, 16,929-square-foot industrial building for warehouse use, positioned directly next to an existing two-story, 20,602-square-foot building that will remain. The proposed functions of the site include warehousing and distribution. All loading and service areas will be located at the rear of the property, out of public view from McNab Road. The existing landscape buffers and parking areas will be preserved. The updated lot coverage is 36.26%, or 32,929 square feet, bringing the total gross square footage of industrial use to 39,376 square feet. The scope of work includes fa?ade renovations to the existing building for a more cohesive design with the new addition.

The property is located north of West McNab Road, west of South Powerline Road, and east of NW 36 Avenue.
