Summary Explanation/Background:

The agent, Elizabeth Tsouroukdissian of Pulice Land Surveyors, Inc., representing the owner of the property, Flooring World J&K, LLC, is requesting approval of the Elwira Plat approval for the subject property located on the southeastern corner of Powerline Road and NW 16th Street, and has an address of 1570 N. Powerline Road. The site area is 0.46 acres. The proposed plat will restrict the property to a maximum of 11,000 square feet of Industrial. Access to the proposed plat will be provided on NW 16th Street. The subject property currently has a 2,592-square foot structure housing the existing flooring and granite business. The property is zoned I-1 (General Industrial) and has a land use designation of Industrial. A Conceptual Site Plan has been provided for this Plat submittal. This proposed plat was unanimously recommended for approval at the August 25, 2021 Planning & Zoning meeting, with three conditions which have been met (see attached Minutes and P&Z Memo).
