Summary:
The applicant is requesting Major Site Plan approval in order to construct a new single-story 35,652 square foot Fire Administration and City Emergency Operations Center (EOC) located on City-owned property. This new building will be located behind the existing Fire Station #61. The total footprint of all existing and proposed buildings on site is 47,480 square feet on a 404,529 square foot (9.28 acre) site, a total lot coverage of 11.7%. The site plan was reviewed by the Development Review Committee on December 17, 2025 and March 18, 2026 and by the Architectural Appearance Committee on April 7, 2026.

The property is located south of W. Copans Road and north of NW 19th Court, on the west side of NW 3rd Avenue.












SITE PLAN REVIEW STANDARDS

An application for a Major Site Plan shall be approved only on a finding that there is competent substantial evidence in the record that the development, as proposed:

1. Is consistent with the land use designation in the comprehensive plan;

The property has a land use designation of C (Commercial). The proposed City of Pompano Beach Fire administration building and Emergency Operations Center is a compatible use for this land use category on City-owned land.
