The Applicant, Michael Vonder Meulen of Keith & Associates on behalf of PPI, Inc., is requesting approval of a plat note amendment concerning the Arvida Pompano Park Plat. The property is located south of SW 3rd Street, also known as "Racetrack Road" and east of South Powerline Road (also known as "South Pompano Parkway") north of the Isle Casino. This area has a land use designation of "RAC" (Regional Activity Center), which was approved by ordinance by the City Commission in 2011 (Ordinance 2011-25).
The original plat was approved with the following Plat Note: "This plat is restricted to a 250-room hotel on tract a, 93,000 square feet of industrial use on tract b, and 716,000 square feet of office use on tracts a or b. Commercial/retail/bank uses are not permitted in the industrial or office square footage without the approval of the board of county commissioners who shall review and address these uses for increased impacts."
The applicant has requested to amend the plat note to the following: "To: Tracts a and b of this plat are restricted to: 300,000 square feet of commercial use, 600,000 square feet of commercial recreation use, 450,000 square feet of office use, 500 mid-rise units, and 250-room hotel."
The proposal is consistent with the uses and entitlements approved with the land use plan. The current zoning for this property does not allow all of the uses without rezoning. A rezoning will be required before some of the uses can be built. Staff has no objection to the proposed plat note amendments.
