Summary:                     

This Housing Authority property is 8.64 gross acres and 8.236 net acres.  The Land Use Designation is currently Low 5 and the current zoning is RD-1 (Duplex zoning). The Applicant is requesting to apply Policy 2.16.3 to increase the land use density from 43 units to a minimum of 96 units which is roughly 12 du/ac using the bonus density formula for affordable housing and rezone to RPUD with a density of 12 du/ac.

 

City staff has no objections to the use of Policy 2.16.3 to increase the land use density, however, it appears a rezoning to RM-12 is more appropriate than the requested RPUD zoning given the lack of information about the planned development aspect.  If the Applicant agrees to revise the request for a straight RM-12 rezoning, it appears an additional DRC review will not be needed.  The strategy to move forward can be discussed at the DRC hearing.
