Summary:
The applicant is requesting approval for a Master Sign Program for an existing commercial warehouse development at 1241-1251 North Dixie Hwy. The proposed Master Sign Program proposes to regulate wall signs on the building facades and signs located within the property. It also includes the proposal for a new free-standing monument sign to replace the existing nonconforming pylon sign. As required by the Code, nonconforming signs shall be removed or brought to compliance when at least one of the conditions listed in the Code occurs. In this instance, three of the conditions listed by the Code as causes for removal or replacement had already occurred (there was a change in ownership of the property, the amortization period for the sign ended in 2022, and new tenants would be added).
Each tenant is limited to one non-illuminated sign per tenant elevation. The corner tenants are allowed one additional sign on the other approved elevation, as shown in the proposed Master Sign Program. Tenant signs may include one-line or two-line text. For single-line text, the letter height must be 18" or 15". For the two-line text, the top line will be 12" in height and the second line will be 8" in height, with a 4" space between the lines. Letter and logo vinyl faces may be black and/or grey color. Font type is any font from the Helvetica family.
