Summary Explanation/Background:
The property owner, U.S. Gateway Investments, LLC, is requesting a plat approval for the subject property located at 950 North Powerline Road and 1100 North Powerline Road. The site area includes 4.24 acres and is currently vacant. This request includes one parcel that encompasses a previously platted property combined with an adjacent unplatted parcel. The Plat will restrict the property to a maximum building of 80,000 square feet of commercial use. This proposed plat is generally located on the northeast corner of Powerline Road and NW 9th Street. There is a concurrent request for the abandonment of a Road Reservation Easement also on this agenda for first reading (this easement has been eliminated from the proposed Plat). This property is currently zoned B-3 (General Business) and has a Commercial Land Use designation. This proposed plat was unanimously recommended for approval at the February 27, 2019 P&Z meeting, with seven conditions required prior to City Commission placement (see attached P&Z Minutes and P&Z Memo 19-005). All conditions have been met. A letter has been uploaded from the applicant, which describes the nature of the future business.
