Summary Explanation/Background:
The applicant is requesting to rezone the property from B-4 (Heavy Business) to B-3 (General Business) in order to develop a mixed-use project with up to 229 units and 13,000 square feet of ground floor commercial space. The total property of the project includes 5.13 acres, with 2.485 acres of that property being the subject of this requested rezoning. The property is located on the southwest corner of McNab Road & S. Dixie Hwy. The previous use on the property was an automobile junkyard. The rezoning request is consistent with the policies of the Comprehensive Plan. Furthermore, the integration of residential into the commercially-zoned South Dixie Corridor is called for in the 2013 Transportation Corridor Study. Staff is therefore of the opinion that there is a reasonable basis to support this request for rezoning since it is compatible with the surrounding existing uses and is consistent with other applicable city-adopted plans. This rezoning request was unanimously recommended for approval by the Planning & Zoning Board at their August 28, 2019 meeting. There were two companion items for this project that were approved on October 8, 2019 and only required one reading. They were the Resolution to approve 188 Flex units and the Resolution to approve the Aviara East Plat.
