Summary Explanation/Background:

This Ordinance allows two corrections to the land use map and one correction to the zoning map for two properties.  The land use map correction for the property at 950 S. Cypress Road was recently approved by City Commission on March 23, 2021 by Resolution.  The Florida Department of Economic Opportunity (DEO) has requested it be approved by Ordinance and thus it has been included on the attached Ordinance along with corrections to the land use and zoning maps for 540 East McNab Road. The commercial building on the property at 540 E. McNab Road was completed in 1981.  In 1978, it received a parking variance and in that documentation, the property was identified as having B-2 Zoning.  Current City land use and zoning maps, however, show the property as having a residential land use and zoning designation. The property has a land use designation of Commercial on the Broward County Land Use Map, and the City’s Land Use map must be in conformance with the County’s map. This has been determined to be a mapping error and this Resolution will allow for correction of the land use and zoning map designations for this existing commercially developed property.
