Summary Explanation/Background:
The applicant is requesting approval of the “Paramont Park” plat for the property located on the northwest corner of NW 15th Avenue and NW 18th Street. The subject property has never been platted and is currently vacant. The plat totaling approximately 4.12 acres will combine two parcels together with an 8-foot strip of land running between the two parcels. Adjacent to the NW 18th Street right-of-way, there is a City-owned, 2,800-square foot lift station parcel. The applicant is purchasing this small parcel and will close on it prior to the Broward County review of this plat. The proposed plat will restrict the property to a maximum of 65,000 square feet of warehouse use. The Planning & Zoning Board unanimously recommended approval of the plat at the September 25, 2019 meeting with four conditions. All conditions have been met. No official site plan has been submitted, however, a conceptual site plan is attached.
