Summary:                     

The Applicant is requesting 27 moderate income flex units for use in conjunction with County Policy 2.16.3 to generate the requested 187 dwelling units on a 2.72-acre site with a Commercial land use and B-3 Zoning at 4211 N. Federal Highway.  The city has increased the maximum residential density to 69 du/acre as an incentive to use County Policy 2.16.3 which requires the 27 flex units to be deed restricted to moderate income affordable for 30-years.  When flex units are requested in conjunction with County Policy 2.16.3, the Planning and Zoning Board have the authority to approve the allocation of flex units concurrent with major site plan approval.

 

All comments on the site plan will be provided under the site plan project number: 25-12000016.  When the site plan is ready for P&Z upload, the flex application and required backup can be submitted concurrently for P&Z.
