Summary:
The applicant is seeking approval for the Major Site Plan and Building Design for the LIVE! Venue project. This is a mixed-use entertainment development within the larger 221.65-acre master-planned community, occupying a 4.57-acre impact area currently used for parking and circulation. This project was previously approved in 2022, and the applicant is seeking a major revision to the previously approved Development Order for the site. The LIVE! Building is a one-story, four-square structure with a tower element at each corner and shaded outdoor space on three sides. To its west is a central outdoor entertainment space with seating and standing room around a central bar, which will also host concerts, performances, community events, and recreation courts. The plan now calls for three retail/restaurant buildings, down from seven. Buildings A6a and A6b sit along the Main Street median and connect the venue to the surrounding master plan, while Building A4 retains its earlier footprint and design but is moved north to the corner of Main Street and Palm Aire Drive, where it anchors the Palm Aire frontage and frames the LIVE! block.
