Summary Explanation/Background:
This 1st reading of this Ordinance was tabled at the 09/13/16, 10/10/16, and 12/13/16 City Commission hearings. The intent of the tablings was twofold: (#1) To allow staff to address the concerns raised by an interested party and (#2) To request a recommendation by the Planning and Zoning Board at their December 21, 2016 hearing on modifications to the Ordinance as a result of the concerns raised by the interested party. The intent of the proposed Ordinance is to revise the design and architecture standards of gas station canopies, while ensuring they are subordinate structures. Recent development applications for gas stations indicate the size and scale of gas stations are greatly increasing. As their size increases, including both the number of fueling pumps as well as the services and/or merchandise offered, so does the size of the gas station canopy. In order to develop the proposed standards, Staff undertook an extensive pictorial and code analysis. As a courtesy, Staff presented the analysis and proposed text amendments to the City's Architectural Appearance Committee at their April 28, 2016 hearing.
