The applicant, Habitat for Humanity of Broward, Inc. is requesting to rezone the subject property from RM-12 (Multiple-Family Residence) to RPUD (Residential Planned Unit Development). This subject property is 9.035 net acres (9.96 gross acres), and the general location is in the southwest corner of NW 15 Street and NW 6 Avenue. The subject property is currently vacant and composed of three parcels. As part of the rezoning application, the applicant is requesting a construction of 77 single-family homes and a City park. The RPUD application was reviewed in the August 24, 2016 and April 26, 2017 Planning & Zoning Board meetings. The Planning & Zoning Board recommended approval of the rezoning request in the April 26, 2017 meeting (with 6 to 7 votes). The applicant has met the conditions included in the April 26, 2017 Memo except Plat approval, which was reviewed in June 28, 2017 Planning and Zoning meeting and will be on an upcoming City Commission agenda item.
As companion Commission agenda item, the Applicant is also seeking to enter into a Developer’s Agreement for the construction, dedication, and maintenance responsibilities associated with the roads, park, and infrastructure (File ID# 17-518 in this meeting agenda).
