Summary Explanation/Background:

Staff is recommending two amendments to the Zoning Code (Chapter 155).  These two amendments were reviewed at different Planning & Zoning Board Meetings,  subsequently they have been combined into one ordinance.  The first amendment pertains to Article 3 (Zoning Districts) and the other is from Article 4 (Use Standards).  The amendments to Article 3 are housekeeping in nature and are intended to clean up inconsistencies between the tables and the illustrative diagrams shown in the “Typical Development Configurations” associated with various Zoning Districts.  The illustrative diagrams have been amended to fully correspond to the correct “Intensity and Dimensional Standards” listed in the table for that Zoning District.  Staff is not proposing any changes to the intensity and dimensional standards of these Zoning Districts. The amendments to Article 4 propose to modify the current definition and use-specific standards to the definition of a “Park or Plaza.”  The revised definition clarifies that vending machines may be added amenities at public parks with certain restrictions.  This change was a requested by the Parks and Recreation Department. On both of these amendments, the Planning & Zoning Board unanimously recommended approval.
