Summary Explanation/Background:

The owners of the property, NatJack, LLC, and the City of Pompano Beach, have filed several applications in order to develop the proposed 100-unit affordable housing project with five, three-story buildings. The site area is approximately 4.158-acre, and is currently vacant with the exception of 1,820-square foot police substation building. The property was never platted. This request is for a new plat that will be restricted to a maximum of 100 Garden Apartment units.  It is generally located west of NW 18 Ave. on the south side of Dr. MLK Jr. Blvd. Since this property has a Commercial Land Use designation, the applicant applied for and received approval for the 100 units through the allocation of 100 Flex units on November 14, 2017 (see attached Resolution No. 2018-47). This Plat was unanimously recommended for approval on April 24, 2019 (see attached P&Z Memo 19-012). A Site Plan for this development was approved at this same Planning & Zoning Board hearing (see attached D.O. No. 19-12000001).
