Summary Explanation/Background:

Consideration to declare as surplus real property located at 1841 N. Powerline Road.

In 2010, the City acquired a 1.13 acre (49,000 square feet) industrial property, through donation (except for a $210,000 commission to the realtor who was initially handling the planned sale of the property for the previous owner).  At the time, it was estimated that the property itself was valued at $3 million.  The City agreed to accept the property with the initial thought that perhaps a public use could be derived at a future date.

Over the years, although staff has commissioned an assessment of the site for potential use, the location and condition of the site has not lent itself to any conducive or foreseeable use by the City in the future.   In addition, the City has received several recent inquiries in the property.  Given the vast interest in the site and to get the property back on the City’s tax roll, it is staff’s recommendation that the City declare the site as surplus and sell it through competitive bid.  Please refer to the attached memorandum for further discussion.
