Summary Explanation/Background:
The subject property, Kester Park is located on the northwest corner of NE 4 Street and NE 9 Avenue. The Park obtained Major Site Plan approval in the April 26, 2017 Planning and Zoning Meeting. In the course of the Major Site Plan review, the City Engineering and Planning and Zoning Divisions determined that the roadway dimensions surrounding the Park must be provided. Required roadway widths are the condition on the Site Plan Development Order, which is attached hereto for reference. As illustrated on the legal description and sketch (Exhibit A), the roadway dimensions for NE 7 Avenue, NE 4 Street, NE 9 Avenue, and NE 6 Street are approved as right-of-way for street purposes.
