Summary Explanation/Background:
The existing building floor plan configuration no longer provides efficient use of the space. While the building shell is in good condition, the roof, mechanical, electrical and plumbing systems are at end of life. The building is functionally obsolete, and no longer complies with current energy standards or ADA compliance guidelines. The proposed scope of work will include but not limited to: roof replacement which includes removal of the mansard roof, modernize exterior fa?ade, replace/add exterior and interior impact rated and energy efficient windows and doors, reconfigure entire floor plan to comply with ADA guidelines and provide better function for staff use, build-out of new offices, storage room, conference room, breakroom, bathrooms, new mechanical A/C system, electrical and plumbing upgrades, and interior finishes. This scope will also include new sprinkler system, fire alarm, closed circuit television (CCTV) system, security system, card access reader system, and entire electrical wiring/panels. Lastly, this scope consists of interior improvements to the control tower.
